Available later this month, the Common Interest Development Basic Information Guide (CID) will be available electronically in your zipForm® 6 ePUBS® library. This 20-page 2011 edition provides REALTORS® specializing in CID unit sales with basic information on residing in CIDs for their clients. The primary goal of the guide is to assist C.A.R. REALTORS® in the counseling of prospective purchasers of CID units as to “what is in store for them” in this very unique living environment. There are in excess of 50,000 CID complexes housing more than 10 million residents in California.
What is the Common Interest Development?
A CID exists when land is divided into separate ownership interests and where the separate owners have the right to use commonly owned property and/or facilities. CIDs also provide for a means for the owners to manage the CID through an association.
The living environment in a CID is far different from that of a single family homeowner. Many rules exist that dictate what, and when, certain activities of homeowners are permitted; What landscaping can, and cannot be done; and generally how they maintain their home in a CID.
