At the last TSMLS Board meeting, the TSMLS Board of Directors decided to make the following changes to the Truckee Tour Rules:
- The Listing Agent, or their licensed assistant, must be present at the tour meeting to confirm that the property is still on tour. The Listing Agent, or their licensed assistant, may briefly highlight the unique features of the property. Only REALTORS® or their licensed assistant(s) are to pitch homes. If a Listing Agent or their licensed assistant cannot be present at the tour meeting, they should ask another REALTOR® to make comments about the property and confirm that it will be on tour. If no one is present to represent a property at the tour meeting, the home will be removed from tour. NOTE: Unlicensed Assistants cannot participate in the tour, however they can hold a home open with the seller’s permission, BRE unlicensed assistant rules apply.
- The listing agent is responsible for making sure the house is secure. If the home is not on lockbox, the Listing Agent, licensed assistant, licensed or unlicensed designee should be present during tour hours. NOTE: If the designee is unlicensed, the listing agent must have the seller’s permission and BRE unlicensed assistant rules apply. If a home is said to be on lockbox during tour and the listing agent or designee is not present, any agent who opens the lockbox during designated Tour hours is responsible for closing and locking up the home, just as they would be if the house was not on tour.
