As our busy summer season approaches, the Board wanted to put out some very important reminders – PLEASE READ
- Safety first! Does something seem a little off? What is your gut telling you? Trust your instincts, do your homework and take precautions. Beware of scam artists that may try to take advantage of you or your clients. The vacant land scam is very prevalent in our area, scam artists are posing as owners wanting to sell. Be sure you are talking to the actual owner.
- Please be aware that some local government agencies may be utilizing MLS pictures on public websites (i.e. Zillow, Realtor.com, etc.) to find permit discrepancies.
- The ALL FIELDS DETAIL report in Paragon is not to be given to clients as it contains confidential information meant only for agents.
- Please be sure that when you enter a listing with the How Shown instructions stating Lockbox, that there is a working TSMLS lockbox on the property.
- Regarding pictures, please remember the MLS rule that at least one picture in the picture allotment must be a front entry picture. For Sale Signs featuring names and phone numbers are not allowed in MLS pictures.
- Contact information and web addresses are not allowed in Public Remarks.
- Be sure to adhere to the Clear Cooperation Policy, TSMLS Rule 7.5 Mandatory Submission – Within 1 business day of marketing or advertising a property. Agents must input the listing into Paragon as either Coming Soon or Active. Marketing or advertising includes conveying or displaying any information about the property or its availability for sale on windows, signs, public facing websites, social media, brokerage or franchise operated websites, digital communications including email, text or phone blasts, social media messaging, multi-brokerage or franchise listing sharing networks, member news, flyers, or written material or on any applications available to the public or through conducting an open house. First offense $150, second offense $300, third offense $500, fourth will be decided by the TSMLS Board of Directors.
- When showing property, please leave the property the way you found it. If it was locked, be sure to lock it. If the lights were off, be sure to turn them off, etc. Also, please leave a card to let occupants know an agent was in the house and not a stranger.
