The core document for the vast majority of REALTORS’® business in California, the C.A.R. California Residential Purchase Agreement and Joint Escrow Instructions (RPA), is scheduled for revision in November 2014. An RPA Study Group made up of REALTORS® from around the state has been meeting since early 2013 working on these revisions. Using member comments gathered over several years and focusing on practice changes in the field, the Study Group has produced a draft for comment.  This draft is being presented at the January Business Meetings in San Diego for member comment at the Standard Forms Advisory Committee’s Forum on Forms and is posted online for additional comments from REALTORS® throughout the state.

The RPA drafts can be found at on.car.org/rpa2014. There are two versions posted. One is a redline/strikeout version.  Deleted language is in red and added language is in blue.  The other has the added language in blue but without the redline/strikeout feature.

The drafts will be posted for comment until February 14, 2014. The Study Group and the Standard Forms Advisory Committee would greatly appreciate your taking the time to provide comments and suggestions for their consideration. The Study Group will make revisions for presentation by the Standard Forms Committee at the May Business Meetings for final approval of the revised RPA.  Once approved, the RPA will be posted online in June for a final comment period.
