Beginning May 1st, the Tahoe Sierra MLS will adopt the NAR Clear Cooperation Policy.

The new policy is mandatory. That means that all REALTOR owned MLSs will be required by NAR to adopt the policy into their rules in order to continue stay within the bounds of their NAR charter and receive NAR AOR/MLS insurance coverage.

Here is the full text of the NAR Clear Cooperation Policy: Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including RETS, IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.

To make it easy for you to comply with the new policy. The TSMLS Board will add a new status:

Coming Soon (CS): A valid listing contract is in effect; however, because of various reasons such as photos, illness, guests, etc., the Seller has requested that temporarily there be no showings. This is an On-Market status.

Paragon will automatically filter out Coming Soon from all the RETS/IDX/VOW feeds (i.e. Zillow, Realtor.com, etc.) and then as soon as they are turned to Active status, they will be picked up in the feeds.
